Site Observation Reports
Hillmann Consulting, LLC was retained to perform construction consulting services during the construction of a 12-story office building in Washington, D.C. Throughout the construction phase, we conducted monthly site visits and provided site observation reports to verify the value of the work completed to date and recommend payment disbursements for the project.
Our team reviewed and commented on the status of work in relation to the construction schedule and comparison of the present completion date to the contract completion date and the loan completion date.
We also reviewed and recommended action on change orders, change of scope proposals, and other changes to the project and documents. Additionally, Hillmann Consulting, LLC forecasted overages in the budget and schedule based upon available information.
Hillmann Consulting, LLC’s consulting services ensured that this building was constructed according to schedule, in compliance with plans and applicable specifications, and that disbursement requests were within budget.
Plan and Cost Review
Hillmann Consulting, LLC provided a plan and cost review for a 5-story loft manufacturing building renovation project in New York. We prepared a pre-construction written report which involved a review of the final, filed contract documents inclusive of surveys and geotechnical reports. The report for this phase included such items as a technical critique of the project documents, a review of the construction budget, a comparison of the construction budget against budgets of similar projects, a review of the agreement between the Borrower and the Construction Manager, and a review of the borrower’s and contractor’s construction schedules
Our staff utilized their engineering expertise to facilitate our clients with development feasibility, cost analysis, insurable loss, appraisal value, acquisition, and development of the proposed project. Hillmann Consulting, LLC’s review and analysis process was instrumental in providing our client with the information needed to evaluate the construction project and the related budget.
