Indoor Air Quality (IAQ) Investigations

In today’s competitive marketplace, providing healthier, more productive indoor working environments can help you establish your building as a premiere property. Survey after survey has shown the productivity benefits of work spaces with healthy environments. By following best practices in proactive indoor air quality management, Building Owners and Managers can:

  • Maintain Healthy Indoor Environments
  • Increase Marketability & Value
  • Reduce Liability
  • Optimize Building Operations
  • Enhance Tenant Relations
  • Reduce Cost of Operations

Many indoor air quality issues can be prevented through proactive planning during the design, construction, commissioning, and operating stages of a building. Hillmann can assist you in developing indoor environmental programs for implementation. We incorporate our expertise into strategies and policies to help you meet your indoor environmental management goals with the following benefits:
Maintain Healthy Indoor Environments

  • Assess present IAQ conditions using direct read instrumentation and applicable analytical methodologies to ensure a more comfortable and productive working environment via monitoring of potential indicator chemicals and pollutants; moisture assessment and management to address water impacted building materials; and the development of corrective action/recommendations to address and rectify potential IAQ issues.
  • Accurately and effectively diagnose a building’s environment before potential issues become occupant concerns.
  • Increase Marketability & Value
  • Provide an independently maintained and documented history of indoor working conditions for potential tenants.
Realize higher occupancy rates which translate into premium lease fees.

Reduce Liability

  • Protect your investment with regular assessments to present a comprehensive indoor air quality program to prospective tenants.
  • Avoid costly litigation with evidence of providing a healthy environment with an established proactive plan.
  • Remain current with new environmental regulation and insurance requirements.
  • Optimize Building Operations
  • Make efficiency improvements to lower operations and maintenance costs and increase capital resources.
  • Decrease the time and resources dedicated to identify the source of occupant complaints.
  • Provide valuable third-party verification in support of building and operation system maintenance.
  • Enhance Tenant Relations
  • Illustrate your concern for proactively protecting human health and safety in your buildings.
  • Promote your commitment to tenant satisfaction and the unsurpassed quality of your facility.

When unknown environmental contaminants are suspected of affecting indoor air quality, Hillmann will conduct a Sick Building Response Survey. Our survey design is based on interviews with your staff (as necessary), building history, visual inspection of the HVAC system, and potential environmental risk factors.

Potable Water Quality

Chemicals that are improperly disposed of, human wastes, wastes injected deep underground, and naturally occurring substances can all pose a threat to drinking water. Drinking water that is not properly treated or travels through an improperly maintained distribution system may also pose a health risk.

Hillmann provides preventative and complaint-based water quality testing services. The contaminants we sample for vary depending on the type of evaluation and the source of the sample. We provide the most comprehensive and cost effective solutions for our clients, that’s why we take the time to design every sample analysis structure individually.

Legionella Testing

Legionella bacteria sources may include almost any warm water system or device including man-made or natural, that disseminates water, particularly as aerosols, sprays or mists and provides favorable conditions for legionella bacteria growth and amplification.  Bacteria can be aerosolized from cooling towers, hot water systems, showers, whirlpool spas, architectural fountains, room-air humidifiers, and natural waterways.  Legionnaire’s disease is most commonly caused by pneumonphila species which thrive in stagnant water with a temperature range of 95-115°F.  Additionally, the bacteria can survive chlorination so any water source can be a potential disseminator.

Hillmann is well positioned to assist building owners and managers with Legionella concerns.  We perform potable and non-potable water sampling for the presence of Legionella bacteria. Our laboratory is certified through the CDC Elite Program for Legionella analysis, one of the only laboratories in northern New Jersey with this certification. Additionally, Hillmann can provide Legionella sampling and ISO 11731 analysis which has been approved by the Environmental Laboratory Approval Program (ELAP).

Silica Exposure Monitoring & OSHA Compliance Programs

Exposure to respirable crystalline silica can cause silicosis, lung cancer, other respiratory diseases, and kidney disease. OSHA’s final rule to reduce employee exposure to respirable crystalline silica impacts nearly two million construction workers who drill, cut, crush, or grind silica-containing materials such as concrete, block, and stone. Hillmann can perform exposure assessments and create written programs to ensure you are in compliance. Our team will thoroughly review your work methods, perform personal air monitoring and respiratory fit testing, and recommend engineering controls to help safeguard workers.

Mold and Moisture Sampling, Consulting & Remediation Management

Hillmann provides comprehensive services to prevent mold issues, investigate moisture intrusion, present the extent of a mold source, and recommend prudent remediation measures. Water intrusion is cause for serious concern, especially when it has gone undetected for any length of time.  Almost all buildings will experience some type of water intrusion during their life cycle such as excess indoor dampness, pipe leaks and flooding.  We understand your concerns with mold and how they affect occupant health, insurance practices and potential litigation.
Hillmann provides comprehensive mold services including:

  • Visual Investigations
  • Sampling
  • Mold Intrusion Consulting and Remediation Oversight
  • Moisture Mapping and Thermal Imaging
  • Mold Remediation Plans & Scopes of Work
  • Post Remediation Clearance Inspections
  • Mold Awareness Training (2 Hour)
  • Mold and Moisture Control Programs

Community Right to Know Compliance Programs (RTK)

Hillmann reviews and updates existing hazardous substances programs, conducts hazardous substance inventories, collects and organizes required Safety Data Sheets (SDS), and assists in governmental agency filings as applicable. By request, Hillmann provides on-site consultations to complete the filing process and ensure all required documents are signed and submitted to the proper agencies.
